Which should you pick?

Positioning is from each listing, not an endorsement.

About CertTrack

CertTrack keeps track of a company's licenses, permits, certifications and insurance policies and reminds you before any of them expire. You upload a PDF or image, and AI pulls out the document type, number, issuer and dates. You review and edit every field before it is saved. Email reminders go out at 60, 30, 14, 7 and 3 days before the expiration date, and a dashboard shows a live compliance score.

It is built for hands-on businesses such as contractors, home care and healthcare providers, property managers, restaurants, trucking fleets and staffing or security firms. You can attach certifications to individual employees, track subcontractor COIs and licenses, and replace a renewed document in one upload. The old version is archived and the reminders reset. Teams get role-based access.

You can try the scanner on a real document without signing up, with 3 free scans per day. Paid plans start at $19/month for 25 documents and go up to $99/month for 1,000 documents and 15 users. The Starter plan comes with a 5-day trial. If you already track things in a spreadsheet, you can send it in and they will do the setup for free.

About Property Alerts USA

Property Alerts USA monitors public municipal records near the properties in a portfolio, such as complaints, service requests, and permit activity. It sends a daily digest that ranks each item by type, distance, and urgency. A sample digest might flag illegal dumping 0.2 miles from a monitored property as high priority and nearby permit activity as informational.

It also includes an AI lease scanner. You upload a lease, and it pulls out dates, rent details, inspections, insurance expirations, and other key terms. You review and confirm them before tracking starts. Each confirmed date gets reminders 30, 7, and 3 days before it's due.

The service is aimed at property managers and owners. A customer portal is where they add or remove properties, review alerts, manage lease records, and see renewal information. Monthly plans are based on how many properties and leases you track, from $29 for 1–5 properties up to $799 for 101–300. Larger portfolios get a custom rollout.
